Self-managed construction or delivery by KAGER HOUSE?

A guide to KAGER construction stages: site preparation, foundation slab, completed shell, technical fit-out and KAGER final fit-out.

Self-managed construction or delivery by KAGER HOUSE?

Work managed directly by the investor before house assembly begins

Self-managed construction or delivery by KAGER HOUSE?

This phase marks the start of construction after the project documentation and building permit have been obtained. It includes preparing the site, setting out the building, and excavating the foundation pit. It concludes with construction of the foundation slab.

Compared with the foundations of a masonry house, this solution is simpler, with less excavation and formwork, simpler reinforcement, faster construction, and, above all, excellent thermal protection beneath the foundation slab. To ensure the long-term quality of your home, and because concreting alone cannot achieve the required precision across the slab’s horizontal plane, we recommend installing a levelling bed.

Completed shell

This stage covers work carried out by the KAGER HOUSE team of specialists: waterproofing beneath the walls, assembly of all structural elements with thermal and acoustic insulation, application of the final façade layer, finishing of all visible timber elements, and roofing and sheet-metal work.

The house elements are transported to the site on 18-metre articulated lorries with a load capacity of 20 tonnes. They are assembled using a mobile crane, also provided by our company. Roofing and sheet-metal work is carried out in collaboration with a team of specialist roofers and sheet-metal workers.

Windows, balcony doors, sliding doors, and all fixed glazing are installed in the wall elements at the factory. External and internal window sills and external blinds are added during assembly on site. The completed-shell stage also includes installation of the entrance door, which is fitted only after the screeds have been completed to prevent damage during earlier construction work.

Technical fit-out (partial fit-out)

If you choose the technical fit-out (partial fit-out) stage, our specialists install the plumbing, heating system, optional cooling and ventilation, underfloor heating, first-fix electrical installations with all wiring and internal distribution boards, and the cement screed.

Interior finishing – KAGER final fit-out

This stage includes installing plasterboard on external and internal walls and on ceiling and roof structures; interior decorating work, including taping and filling joints, installing expansion profiles between timber elements and linings, applying two coats of paint to walls and ceilings, and finishing all visible interior timber; second-fix electrical work with all selected switches and sockets; installation of the finished internal staircase with balustrade; and installation of the selected internal doors.

KAGER final fit-out excludes final floor coverings, tiles and sanitary fittings. These are included in complete turnkey delivery, within the scope defined in the quotation and contract. We generally offer complete turnkey delivery in Slovenia and Croatia; for other countries, scope and price are assessed individually for each project.
