IKR: an initial design for your plot.

IKR brings your spatial needs, plot, orientation and planning conditions together in an initial architectural concept for your home.

Conceptual architectural design of a KAGER home

A paid stage to develop your initial design.

Individual concept design is a paid development stage for clients who want a new KAGER home. It brings together key site information, your requirements and your way of life to establish the siting, floor plan logic, volume and a visual representation of the architectural direction.

It is not documentation for planning approval or construction. Its value lies in clarifying the most important spatial decisions before more detailed design work begins.

Preparing for IKR.

An identified plot

We need the location and basic plot information to assess the planning conditions.

Your needs

Define the approximate house size, rooms, daily routines and your most important wishes.

Outline budget

We align the size and complexity of the design with your available budget.

How we work together

If you already have an architect or a completed design, we first agree a suitable way to work together. IKR is not an automatic step in this case.

Plot information

Prepare the location and plot number, along with any available survey, planning information or other site data.

Describe your way of life

Describe who will live in the house, the rooms you need, your routines and any changes you expect in the future.

Budget and priorities

Set out your budget so we can align the size, complexity and priority design choices.

Questions for our first conversation

Note any questions about the plot, rooms, materials and preferred timing that you want to explore during design development.

The IKR development steps.

01
Readiness review

We review the available documents and establish whether IKR is a suitable starting point.

02
Proposal and scope

We set out the deliverables, exclusions, price, timeframe and number of review rounds in writing.

03
Your needs and the characteristics of your plot

Together, we define the rooms you need and how you want to live. We relate your wishes to the plot’s orientation, access, views and planning requirements.

04
Initial concept

We develop the initial siting, floor plan concept, building form and architectural approach.

05
Presentation

We present the concept and explain the reasoning, necessary coordination and effects of the proposed decisions.

06
Refinement

We refine the concept within the agreed number of revision rounds.

07
Agreed visuals and summary

We deliver the agreed drawings and visuals, together with a clear summary of the approved concept.

08
Decision on the next steps

We define the next design stage or conclude our collaboration on the agreed terms.

Architectural detail of a KAGER timber-and-glass home

A basis for deciding how to proceed.

The final document shows the agreed siting, floor plan logic, volume and architectural direction. It also clearly distinguishes what has been approved from what needs to be developed in later stages.

The scope of drawings and visuals, number of review rounds, price and arrangements for continuing are set out in the proposal before work begins.

Let’s prepare for a conversation about IKR.

Send us the plot location, available documentation and a description of your spatial needs and routines. Together, we define what needs to be prepared before IKR begins.
