KAGER home construction stages.

• Once the project documentation and building permit have been obtained, preparatory work is needed before the house can be assembled.

• The planned period from the building permit becoming legally effective to the start of assembly is 3–4 months. This is preparation time before assembly, not the time until the home is ready to move into.

• Setting out the building: Precisely marking the position of the house on the plot.

• Excavation: Preparing the ground for the building’s foundations.

• Foundations for a timber-and-glass home are simpler than for conventional masonry construction, requiring less excavation, formwork and reinforcement, which allows faster completion. They also provide excellent thermal protection beneath the foundation slab.

• Preparing a bedding layer: Recommended to ensure the foundation slab is precisely level, supporting the quality and long-term durability of the building.

• The foundation slab must be built to the plans. The permitted deviation in length and width is ±1 cm; the finished level and flatness must meet the detailed construction plans and KAGER’s foundation slab preparation instructions.

• Mobile crane access: The site must be accessible to a mobile crane with a capacity of 25 tonnes.

• Truck access: The site must be accessible to vehicles up to 18 metres long.

• Electricity and water: Both must be available on site for assembly work.

• Toilets: Sanitary facilities must be provided for workers.

• When the site opens, at the start of foundation slab construction, the client is responsible for organising the proper management of waste generated on site.

• Waterproofing beneath the walls: To protect against moisture and damage.

• Delivery of components: The house is delivered to the site on special articulated vehicles measuring 18 m in length with a load capacity of 20 tonnes. Assembly is carried out using a mobile crane provided by KAGER HIŠA.

• Assembly of structural elements: Including thermal and acoustic insulation.

• Application of the final façade finish and treatment of all exposed timber elements.

• Roofing and sheet-metal work: Carried out in collaboration with specialist roofers and sheet-metal contractors.

• Installation of windows, balcony doors and sliding doors: Fitted during production, with external and internal window sills and blinds added on site.

• Installation of the entrance door: After the screeds have been laid, to prevent damage during earlier stages.

The building shell stage takes 3–4 weeks from the start of assembly. This is the schedule for the stage described, not for a fully completed home ready to move into.

• Plumbing installations.

• Heating system with a heat pump, including underfloor heating.

• Heat recovery ventilation (central ventilation system).

• Electrical first fix: Routing all wiring and installing internal distribution boards.

• Cement screed.

• Installation of plasterboard on external and internal walls, ceilings and the roof structure.

• Interior decorating: Joint taping and filling, fitting movement joint profiles between timber elements and linings, applying two coats of paint to walls and ceilings, and finishing all exposed interior timber elements.

• Electrical second fix: Including all selected switches and sockets.

• Installation of the finished internal staircase and balustrade.

• Installation of the selected internal doors.

The planned period to complete the KAGER final fit-out stage described here is 7–8 months from the start of assembly. This period runs from the start of house assembly, not from the start of interior finishing. Complete turnkey delivery also includes the parquet, tiles and sanitary fittings described in the next stage. Completing this interior finishing stage therefore does not automatically mean the home is ready to move into; your quotation and contract specify the agreed scope and completion schedule.

• Installation of sanitary fittings.

• Installation of floor finishes (parquet, tiles, etc.).
