Villa BOLOGNA
- Lead designer/ Kager Italija
- Location/ The hills of Castel San Pietro Terme
- Size/ 880 m²
- Roof shape/ Hipped roof
In the hills on the outskirts of Bologna stands one of KAGER HIŠA’s largest and most architecturally demanding projects. The complex comprises a main residence, a boutique building and a separate wellness building, forming a carefully designed whole with a total area of more than 880 m².
The project grew from a wish to bring private living, hospitality and relaxation together. Despite the different functions of the buildings, the architecture feels unified, connected and naturally integrated into the Italian countryside.
The complex consists of three separate buildings. The main villa is the owners’ private home, the boutique B&B Tenuta Cà Bassa offers five guest apartments, and the wellness building contains relaxation spaces, a sauna and a Jacuzzi. Each has its own identity while contributing to a coherent architectural whole.
The design places particular emphasis on the relationship between interior spaces and the surrounding landscape. Large glazed surfaces open up views of vineyards and rolling hills, while open living spaces allow abundant natural light throughout the day. Natural materials such as wood, stone and glass reinforce this connection.
The structure is based on Vita Nova technology, allowing large spans, open spaces and a high degree of architectural flexibility. The result combines contemporary construction, energy efficiency and a timeless architectural appearance.
